SPIS Form: Sellers Property Information Statement

Bob Aaron wrote a recent article on court cases resulting from the SPIS form. The SPIS form is a document that real estate agents ask their sellers to fill out and sign. However, this form has resulted in many problems for sellers in the past. When you sell privately you do not need to fill out this form and after reading Bob Aaron’s article, it seems like a good idea to never fill out this form.

40 Year Mortgages and New Government Rules

The Canadian Government has announced adjustments to the rules for government guaranteed mortgages. Some of the changes include:

* Fixing the maximum amortization period for new government-backed mortgages to 35 years;

* Requiring a minimum down payment of five per cent for new government-backed mortgages;

* Establishing a consistent minimum credit score requirement; and

* Introducing new loan documentation standards.

What does this mean for the real estate market? Well at this time, there are several factors putting downward pressure on the Canadian Real Estate market, and this new government policy is one more factor. Other factors include:

Supply and Demand: ByTheOwner.com’s SOLD properties have increased 27% so far this year, but according to CREA numbers, MLS listings have increased, and MLS sales have decreased across Canada. This means that there is more supply of homes and less demand for homes, which puts pressure on selling prices

Employment Data: There were 24,000 jobs lost in June. This means that many people might need to sell their home, or might not look to purchase their next home.

As prices decline many buyers look to purchase For Sale By Owner homes because there is more room to save money. For example, if 2 identical homes are being sold for $300,000 (one with ByTheOwner and the other with an agent), the home owner selling privately is able to sell their home for $295,000 and still save $10,000 in commission. Whereas the home being sold with an agent will be required to pay commission on the $300,000 and if they sold their home for $295,000, they would end up taking home only $282,000 (Assuming a 5% commission).

June statistics from ByTheOwner.com:

Sold homes increased from 455 sold homes in June 2007, to 578 sold homes in June 2008. This is a 27% increase in sold homes year over yaer. So far, year to date sold properties have increased 30%.

Active listings also increased in June to a new record of 6177 active homes for sale.

New listings increased 40% in June from 1040 in 2007, to 1463 in 2008.

ByTheOwner June 2008 Webstats - Visitors grow by 45%!

ByTheOwner.com’s website statistics for the month of June 2008:

Website visitors increased from 585,599 visits in June 2007, to 851,415 in June 2008. This is a 45% increase in website visits from June 2007 to June 2008.

Pageviews increased from 4.8 million page views in June 2007, to 6.2 million pageviews in June 2008. This is 27% increase in pageviews from June 2007 to 2008.

Unique visitors increased from 321,966 unique visitors in June 2007, to 466,272 unique visitors in June 2008. This is 45% increase in unique visitors from June 2007 to 2008.

Unique visitors and pageviews are the two most useful statistics when it comes to measuring the exposure you will receive from a For Sale By Owner website. Unique visitors is the number of individual people coming to look for properties on the site. Pageviews is the number of pages that those visitors look at.

Some websites claim to have a certain number of “hits”. This is not a valid measure of website activity, because a “hit” can be counted a number of different ways. For example, if a page has 30 images on it, and one person goes to that page, it could be counted as 30 “hits”. This would be like saying ByTheOwner.com received more than 200 million “hits” in a week. ByTheOwner.com does not quote how many “hits” we receive because it is not a valid stat. Unique visitors and pageviews are the only real measure of website activity.

Realtor.ca launched

The Canadian Real Estate Association lanched a new and improved website for homes listed with real estate agents at www.Realtor.ca. The main improvement is the interactive maps which places the homes on Microsoft’s Virtual Earth. Website visitors can zoom in on a specific area and see all the homes for sale, plus click on the home to get more details. It’s great to see real estate agents spending some of their big commissions on improving their website!

I was impressed with the new realtor.ca website and it’s going to be a great help to buyers. Buyers can now easily compare the price of homes for sale in the neighbourhood of their choice, plus they can see the exact location. Then buyers can also go to ByTheOwner.com and see our homes for sale in the same neighbourhood!
