Weekly Visitors Pass 200,000 for the 1st time!!!

ByTheOwner.com received 215,664 visitors to our websites last week. This is up from 147,475 (46% increase!) compared to the same period in 2007 . This is also the 1st time that we have received more than 200,000 in a week.

These stats show that the buyers come rushing back after the holiday season has ended. People who know that they are going to buy a home in 2008, start looking now. In 2007, the first week of February had most amount of visitors with 172,000 weekly visitors.

Based on the growth so far in 2008, we are anticipating an average of 850,000 - 900,000 monthly visitors, up from 680,000 in 2007.

More Financing Options Available For Buyers

A recent Toronto Star article talks about the different financing options now available to home buyers. The article discusses:

- You can now pay off your mortgage over 30 to 40 years, instead of up to 25 years as before.

- You can now get a conventional mortgage by putting down 20 per cent of the purchase price.

- You can now qualify for a low-down-payment mortgage if you’re self-employed or work on commissions.

- You can now qualify for a mortgage if your total debt load is more than 40 per cent.

- You can now put down only 3 per cent of the purchase price.

ByTheOwner’s December For Sale By Owner Stats: New Listings, Sold Properties, Active Listings

Here are ByTheOwner.com’s Canadian For Sale By Owner stats for December 2007:

New listings increased 80% from 322 new listings in December 2006, to 580 new listings in December 2007

Sold properties increased 40% from 351 sold properties in December 2006, to 491 sold properties in December 2007.

Total active listings increased 55% from 3,400 active homes for sale in December 2006, to 5300 active homes for sale in December 2007.

ByTheOwner December 2007 Webstats - FSBO Visitors Increase 50%

ByTheOwner.com’s website statistics for the month of December 2007:

Website visitors increased from 348,672 unique visitors in December 2006, to 521,955 in December 2007. This is a 50% increase in unique website visitors from December 2006 to 2007.

Pageviews increased from 3.27 million page views in December 2006, to 4.54 million pageviews in December 2007. This is 28% increase in pageviews from December 2006 to 2007.

Unique visitors and pageviews are the two most useful statistics when it comes to measuring the exposure you will receive from a For Sale By Owner website. Unique visitors is the number of individual people coming to look for properties on the site. Pageviews is the number of pages that those visitors look at. For example, on ByTheOwner.com in December 2007 we had 521,955 unique visitors and they looked at 4.54 million pages. This means each visitor looked at approximately 9 pages.

Some websites claim to have a certain number of “hits”. This is not a valid measure of website activity, because a “hit” can be counted a number of different ways. For example, if a page has 30 images on it, and one person goes to that page, it could be counted as 30 “hits”. This would be like saying ByTheOwner.com received more than 173 million “hits” in August. ByTheOwner.com does not quote how many “hits” we receive because it is not a valid stat. Unique visitors and pageviews are the only real measure of website activity.
